Our new house

So hubby and I are starting a new house. We have had the land for a little over 12 months now and finally are getting around to building our house on it.

I have a final house meeting with the builder this afternoon at 4pm which should give us the cost of our plans.

Hopefully once the finance and house selections are done, it should be only a 14 week build time. This should have us in our new house early in the new year. Only drama is that we are coming into our wet season and this no doubt will delay the building process. :(

Anyways, I have included a house if anyone is interested.

Bundii already has her area picked out and has started planning her new pad. :D

I really wanted to keep a log of all things house and figured I would share it with you guys. :)

How exciting! Congratulations! I love the floor plans. And which rooms has Bundi chosen for herself?

I hope the weather is kind to you and the building phase goes smoothly. Looking forward to seeing progress photos.

Bundii has chosen the living room, the reading room and the master bedroom as her own. :D. One for day time play, one for sleeping and the other just because she can.

Allee, we usually see most of our rainfall in January and February so not the best time to be trying to finish the house but at least it will be getting done.

Wow! That's going to be one excellent house! Good on you, Amanda, and good on Bundii for having very good taste in room allocations. I hope the building goes quickly and without hassles and you're soon posting photos of your decorating plans. I can almost feel your excitement through your post! LOL! :) :) :)

The house will be about 278 square metres. Which I think is about 3000 square feet if Google convert is right. There is nothing but a flat block of land at the moment so the house will be brand new. :D

That floor plan is GIGANTIC, I wish to just visit!
Bundii is going to have a great time, do you plan on making an aviary for him?

I would love to include a bird room hut hubby is still taking a little to convince. :rolleyes:

Thanks Trish. I really cannot wait to get it finished. I do love the decorating part.

Thank you April. Bundii has never really liked the house we are in and I don't know if that because I don't like the house and she is playing off my feelings. But either way it is exciting.

Very nice and well thought floorplan!

Nice to have specialized rooms for reading, study, and media. Assume you have kids; the reading room should be a bit of a buffer for the adult master bedroom!

Wow!!! Look at that floor plan!! Amazing! I bet you're excited!!!

Definitely take pictures of every single step- no matter how small the change may seem, it's a dramatic difference in the long run. Lol

I look back now at pictures of our property before the stakes were even in the ground, and it is ASTONISHING how much has changed...and then to flip through the pictures once everything is done and watch the house unfold before your eyes is wonderful :)

Granted our weather is different here, our house was started in the fall- and here in Oregon, once fall starts-so does the rain...for 9 months lol we even had snow last winter...there were some small delays, but the construction went on....the poor framers were working in 30-40* (F) weather most of the time.

The week that our roof went on, was surprisingly nice weather- but as soon as they were done putting the shingles on, the rain was back lol

I really hope your house-build goes smoothly!!! 14 weeks sounds really fast, so you may want to double that for your own expectations [emoji6] lol

So the finance application was submitted on Friday and the plans go to council at the end of this week. The builder is hopeful that the house slab will be down before christmas. This will give it plenty of time to cure before they start putting up the frames.

This is so exciting! I loved watching Shirre's progress with her house, and I'm ecstatic to watch yours, too! Home building is so incredibly cool to watch as it progresses. And that floor plan is AWESOME! No wonder Bundii chose so many places, there's so much to choose from :D

I would suggest you take pictures of the progress, and make a scrap book!

(and post some pics on the forum as able!)

Is the entire "floor" going to be a cement slab? I'm just curious because ours was cement for the foundation and then wood for everything else...

I was surprised how fast the cement cured though- it was almost freezing here but they took the cement forms off the day after it was poured...

Have you taken any pictures of the house site before any work starts??

It was Shirre's thread that gave me this idea. I too enjoyed her thread and figured it was a good record for me as well.

Shirre, they do what is called a woffle pod slab. Foundations are concrete. Then it is all concrete but has a styrofoam centre. I guess this saves on concrete costs. They then lay the tiles, wood flooring, carpet and underlay on this.

The cement cures pretty quickly especially in the australian summer. It is best to leave it sit for up to 3 months. This is going to work in our favour as it will be sitting over the Christmas holidays, rather than delaying the building process just because of this.

I do have some photos but they are not very good. I will be out there this week some time so I will get a few then and up load them. The land is basically in a new estate 10 mins from the centre of Rockhampton. Rockhampton is not a very big city but it has approx 65,000 people who live there. The block is all flat and is a rectangular shape of 2000 square metres. Hubby is so happy that it is a corner block so he has the best access to the huge shed we are building as well.
